Aldar has announced Alghadeer, a new $2.72bn masterplan that is said to incorporate the developers existing community of the same name. The new masterplan is said to significantly grow the existing community and enhance it through a variety of sustainable living initiatives. The new masterplan will feature 14,408 residential units and will be delivered over the next 15 years.
Located near the border of Abu Dhabi and Dubai, within the Seih Al Sdeirah landbank, the project will include villas, townhouses and maisonettes. The developer says the project will include a residential GFA (gross floor area) of 1.3m sqm and will be complemented by office space, retail space, hospitality, education and community amenities.

Al Dhiyebi commented that the new launch underlined Aldars commitment to expanding its destination-led strategy to additional areas of Abu Dhabi, capitalising on the UAEs population as well as its reputation as Abu Dhabis leading developer.
“The scale and 15-year timeframe of the development underlines Aldars confidence in the Abu Dhabi residential market,” he noted.
Alghadeer is designed to benefit from the growth in the north of Abu Dhabi and the south of Dubai. This includes major job-creating projects such as Dubai Expo 2020, Dubai World Central incorporating Dubai South, the Al Maktoum Airport, as well as Dubai Industrial and Wholesale Cities. The developer notes that these are all drivers for the demand for high quality living spaces on the border of the two emirates.
The destination will also feature lakes, running and cycle tracks, gym, camping and barbecue sites and a network of walkable gardens and parks lit by solar powered lights. The Alghadeer masterplan also includes schools, a hotel, public garden areas, community swimming pools, multi-use sports areas, and community centres.
Construction of the first neighbourhood is scheduled to commence in 2018 and be completed during 2021.
